In order to understand your financial position when selling your home, you need to have clear picture of your equity.

Call your mortgage company and request a payoff amount for a 60 day closing. Also, be sure to ask if you have a pre-payment penalty.


Besides your payoff and real estate fees, ask for an estimated Closing Disclosure. Often Sellers forget prorated taxes, HOA fees and title fees when figuring their net from a home sale. 


Buyers over estimate the cost of repairs when viewing homes and reviewing an inspection report. This can cause slow results getting a contract and hit your bottom line harder when it come time to negotiate repairs. Work on getting all repairs done and all those projects you've been putting off. Hire a professional landscaper or lawn service to take the heat off you during the home preparation period. 


Knowing your estimated sales price with your homes particular features will help you make better decisions and come onto the market at the best time.
